Many infrastructures in Queens, including the entire State of New York and across the United States were built between the 1940’s and back. When these homes and structures were developed they were only made for the amenities accommodated for that era. There wasn’t a large amount of electricity flowing through out homes if it was any electricity at all. These structures were made for bare necessities 1 bathroom, 2-3 bedrooms, 1 kitchen with one sink, small refrigerator, and one small stove, the home may have had a television and or radio and not many plug in items as we have today like a small oil burning heating system or wood burning furnace. If we look in retrospect from that era and into today we are talking about 80 years plus of wear and tear on a structure that will go on the market and sell in New York City for 350K as is. An inspector will do the necessary preparations to make sure the home pass so a sale can be made. However you’re still purchasing an old piece of dilapidated wood. It isn’t worth 350k you are doomed for hard and aggravated times.  As a buyer you would still need to take out another loan to make the necessary alterations, which are the major pricey repairs: roofing, plumbing, heating, and electrical to even live in the home.

 

 Today people are more intuitive on comfort, safety, longevity, eco friendly, style, and curb appeal and also luxury. We are living in modern times and people want modern homes, many homes have 2 refrigerators, washing machine and dryer, dishwasher, ice machine, industrial appliances, pools, hot tubs, deep freezers and entertainment systems that all require updated materials.

 

Christina from Queens, lives in a house that is 140 years old the original heating system was a fire place using good old wood to heat the house then it was converted into a coal burning system, then into an oil burning system then finally this pass winter she had to convert to gas because the oil burner finally had its last turn and the cost of oil to heat her home was absolutely ridiculous. She jus couldn’t afford oil anymore. The plumbing in her home is from 80 years ago with asbestos all over the pipes. The front house is actually tilted which means the house is not leveled the walls are all cracked because of settling of the house. The second bedroom leaks when it rains because the entire roof needs to be completely renovated. The electricity in the house is old. To rewire her home would cost 30,000 just to rewire. Wall patching is not included just to mention the house has no sheet rock they used plaster back then the all wall must come down. Christina has a problem.

 

Theses are just some of the many problems most homeowners face with an existing home or new purchase of a home. Many of these structures have remained un- touched simply because of cost. The cost to rehab your home sends people running with the fear of going broke. Many people these days aren’t getting the traditional construction loans or loans to get the repairs done. They run into credit issues, the bank denied them for whatever reasons they jus cant afford to do anything without it interrupting their lives. Ultimately these homes end up never getting repaired and is left for the next person to deal with.

 

Solution:

Our program for structural community preservation is designed to extend credit to any homeowner who wants a re-construction on their home. There is no need to go to the bank the traditional way. Our home rehab specialist will visit the home or the homeowner can come to our facility to see our models on display. This way the homeowner can actually see a real model with his or her eyes.  The rehab specialist will listen to the homeowners needs and together a plan will be formulated to proceed with the rehab of the home. Our contractor will then survey the home and go over the plans with the homeowner. When the homeowner is satisfied with the plans a date will be set and construction on the homeowners home will commence.

Our program also has an insurance program that comes with any and all of our home reconstruction plans this insurance plan will serve as a lifetime guarantees after reconstruction is done any wear and tear will be covered with no additional cost at the time of repairs or any deductibles. 

VALUED FOCUS

Affordable Housing Problem:

Currently there are over 70,000 people who are living in shelters provided by the City of New York in which are all over populated with men woman and children. There are over 300,000 people who are living with strangers, relative’s and friends simply because the shelter has turned them away due to administrative bureaucracies, over population, or have no other alternatives.  Many turn to the streets, subway underground or squatting in vacant places with little or no safeguard. Foreclosures have sent people running for their lives and away from their homes.  Through research I have found that on every block in The United States there are at least 2-4 vacant homes just sitting there rotting and collecting dust. There are many key factors why these individuals and families are homeless; the cost of living, location, incarceration, over population, hazardous conditions, unforeseen circumstances and circumstances in their lives that are jus unimaginable. Anyone one can have housing issues it varies across the board working or non-working individuals may not want the responsibilities of homeownership. However many of these individuals would lease a space to have less responsibility, low maintenance and plenty of flexibility to maneuver whenever he or she please.  Many senior citizens are left alone when their children move out and start a family of their own. Many are living in private homes and are in need of down sizing into facilities that will caterer to their needs without exhausting them financially. There are also seniors that live in apartment buildings where there isn’t an elevator accessible for them to even leave the apartment because they cannot travel up and down stairs. 

 

Solution:

Our program is designed to acquire desolate properties all over the United States and rehabilitate them with our property developer into safe modern structures. We will put families and individuals into a space as soon as they become available. The only requirements we have are you must be homeless, you sign up for the program and you will become an active member of our cause to “strengthen humanity”. Our in-take specialist will evaluate their financial situation, the size of their family, and any special needs that is requested. Our goal is to help our fellow human beings in the quest of “strengthen humanity” and to elevate some hardships that they have encountered in their lives by given them a fresh start. In the event that the family or individuals are unable to pay their portion we will not put them out. All of our multi- dwelling properties will be maintained and kept up to standards with curb appeal and the quality of life.
